HOW LONG WILL THE ROOF LAST?

How Long Will the Roof Last?

 

This is a question that many people who are looking to purchase a home that has already been lived in fail to give enough consideration to. A new roof can easily run $20,000 or even much higher, so when buying a used home you should know how long it will be, if ever, for you to face this kind of additional expenditure. This article will give home buyers a good idea of what to look for and what to expect with regard to the longevity of the roof on the home they are looking to purchase.

So the first questions to ask are “what is the roofing material?” and “how long ago was the roof installed?” In many parts of the U.S., clay or cement tile roofs are the norm. This is especially true in the south, southwest, and many parts of California. Clay tile roofs can be expected to last a long time, up to forty years or even longer. Cement tiles are durable as well but will probably wear out quicker than clay tiles. If the latter is the roofing material on the home you are looking to buy, then ask your realtor to find out how long the warranty was for them when they were installed.

 

The most popular roofing material used these days is asphalt shingles. These are relatively economical both in terms of material costs and cost of installation. Once a roofer has the roof prepared to put on asphalt shingles, they can attach them to the roof with power nail guns at remarkable speed. Asphalt shingles will normally last about 20 years. Asphalt composite shingles, made from pressing together about five layers of different materials, can last much longer. These typically come with warranties of 30, 40, or 50 years or thereabouts, depending on the brand. They are also relatively easy to install, but a new roof will still run close to $20,000 in most cases.

 

Other common roofing materials are wooden shake shingles. These are durable and often last 25 years or more, but of course they are flammable. Shingles made of synthetic materials made to look like wooden shingles are also on the market. Warranties on these will vary, so ask your realtor to find out about the original warranty. Metal roofs are also very durable and should last at least 25 years or up to 40 years, although they are quite expensive. Slate isn’t used much these days for cost reasons. Unless the house will last 100 years or more, slate is probably overkill, but it basically never wears out. It is also very expensive, perhaps five or six times the cost of asphalt shingles.
